Steinhauer to build 425-room Hard Rock Hotel in Long Beach

Steinhauer Properties will build a 31-story, 425-room hotel near the Long Beach waterfront in time for the 2028 Los Angeles Summer Olympics.

The Bellevue, Wash.,-based developer has been approved by the city to build the Hard Rock Hotel at 100 East Ocean Boulevard, the Long Beach Press-Telegram reported. It will replace a parking lot.

The 529,400-square-foot hotel on the former site of the Jergins Trust Building at Ocean Boulevard and Pine Avenue is hailed as the city’s first major hotel in 30 years.

“Our downtown is on a roll,” Mayor Rex Richardson declared at the Promenade Plaza next to the Long Beach Convention & Entertainment Center. “We are here to release the best-kept secret in town.”

The hotel and its worldwide brand, the mayor said, will help bring back big musical acts like Iron Maiden and others that recorded live albums at the Long Beach Arena. 

The shimmering glass tower, designed by Portland-based GBD Architects, will be built on nearly an acre of land and link to the convention center. It’s expected to be completed in 2027.

Plans include 50,000 square feet of dining, banquet and meeting space, with an outdoor pool with views of the Rainbow Harbor.

Highlights include the highest rooftop bar on the West Coast, with views of the Pacific Ocean and Los Angeles.

The hotel will also include a three-story atrium, a 12,000-square-foot restaurant, a nearly 30,000-square-foot ballroom, and a fitness center.

Greg Steinhauer, president of Steinhauer Properties, said a partnership with Long Beach will allow it to redevelop the historic Jergins Tunnel below the site into ”a small speakeasy.”

The tunnel, built in 1927, allowed pedestrians to walk beneath Ocean Boulevard to the beach and the Pike amusement zone. It has been closed since 1967.

The Hard Rock-branded hotel calls for a Sessions restaurant on the main floor and an outdoor pool on the sixth floor.

Hard Rock properties are owned by the Seminole Tribe from Florida. The company has more than 15 locations in the United States, and the Long Beach hotel will be the second non-gaming venue in Southern California, along with a hotel in San Diego.

“Hard Rock is a world class brand,” Steinhauer said. “This is going to bring international recognition to the city, and it is going to enhance the downtown and the convention center while adding another dynamic to the music scene.”
