What's being built near the border of Mesa and Gilbert in the southeast Valley?


Location: Southwest corner of Power and Elliot roads in Mesa

Description: A 14-acre commercial center bordering Mesa and Gilbert in the southeast Valley aims to bring a fitness center and dining options to the area.

The project, dubbed Avalon Ranch, has been under planning since 2022. Developers have submitted plans to bring an EOS Fitness Center, an Aldi grocery store, a McDonald’s, a 7/11 convenience store, a Taco Bell and a Valvoline.

“Given the surrounding commercial, retail and residential uses, these quick serve retail sites present a compatible land use that will provide a valuable service to the adjacent developments,” Avalon Development wrote in documents submitted to the city.

A tenant for the seventh lot at the property has yet to be announced.

History of the site: The project replaces undeveloped agricultural land. The area was previously cornfields and is now seeing development on all four corners of the intersection. The city rezoned the property to limited commercial in 2023.
